The core of this position entails generating a great rapport with our existing residents and prospects. The Maintenance Technician must have a passion for working with people, be a great communicator -- both written and oral, be knowledgeable about maintenance and must be excellent with following through with prospects and on projects from start to finish. Essentials Duties and Responsibilities Include: Ensure that all repairs, unit turnovers and capital improvement projects are completed in a timely fashion. Must be able to diagnose problems and repair HVAC, electrical and plumbing carpentry issues. Complete make-ready process of vacant apartments. Which may include removing carpet, drywall repairs, installing new appliances, installing GFI's, change electrical fixtures, plumbing, general carpentry, flooring, boiler/furnace maintenance, etc. Complete grounds work as directed by Community Manager which may include snow removal in common areas, painting, etc. Maintain an inventory of parts and supplies. Order parts and supplies with the approval of the Community Manager. Advise the Community Manager of all maintenance issues and when contracted services are required. Responsible for alerting the Community Manager of any unusual occurrence and/or damage that have taken place or that may occur. Maintain all tools and equipment in good condition. Maintain complete warranty files, equipment lists and serial number logs. Ensure that the grounds, mechanical equipment rooms and workshops are kept clean and orderly. Perform all preventative maintenance and inspections in accordance with the development's program. Coordinate special projects as directed by the Community Manager. Ability to solve problems and make sound business decisions. Strong customer service skills Assist in monitoring all work being performed by outside contractors. Responsible for 24-hour emergency maintenance service as scheduled. Minimum Requirements: High School Diploma is required. Candidate must have 3-5 years previous experience in multi-family property management maintenance, or related trade. Intermediate knowledge and understanding of HVAC, electric, plumbing and mechanics. HVAC certification required Ability to lift 50lbs, without restrictions. The right candidate will possess a positive and professional image and be able to work with the community's team to achieve desired goals. Valid driver's license and current vehicle insurance, some weekend availability and rotating on-call responsibility for after-hour emergencies required.
