Position Summary::/h2:
Assist the Real Estate Manager in the coordination of all Division Real Estate activities which include the implementation of the capital expenditure program for the Division and setting the Divisions growth strategy for each area in which they operate. Responsible for all real estate related activities listed below covering a specific geographic area, as assigned by the Manager. Role model and demonstrate the companys core values of respect, honesty, integrity, diversity, inclusion and safety of others.
Primary Duties and Responsibilities::/h2:
: Assist the Real Estate Manager in the development of the storing plan for new stores and relocations, expansions, fuel stations, and within the walls remodels.
: Procurement of the best possible deals for Kroger at the best available locations through diligent, proficient and aggressive negotiating.
: Handle entitlements for store and fuel projects, including obtaining available tax incentives from municipalities.
: Perform site analysis and market studies on new and existing store projects.
: Prepare and submit new store, expansion, remodel, and fuel project papers and routine periodic reports with a high degree of accuracy.
: Manage fuel station development program in geographic area, including deal negotiation and consummation, project approvals, entitlements, and legal review.
: Compose legal instruments to accurately reflect negotiated terms for submission to General Office for approval.
: Represent the company with various city, county and zoning authorities on location and zoning approval and entitlements.
: Maintain stores lease files, lease expiration dates, work with landlords on landlords maintenance responsibility and other lease problems.
: Negotiate lease renewals and options on stores leases. Prepare extension or renewal documents.
: Handle office and warehouse real estate issues in a geographic area.
: Prepare various statistical reports such as market share, lease summary.
: Must be able to perform the essential functions of this position with or without reasonable accommodation. Minimum Position Qualifications::/h2:
: Proficient knowledge of computer and Microsoft products with strong emphasis on Excel and Word.
: Strong negotiation skills and experience.
: Ability to travel independently
: Past work record reflects proven dependability, integrity and confidentiality
: 2 years experience in commercial real estate Desired Previous Job Experience::/h2:
: Bachelors degree with major emphasis in Real Estate, Finance or Law is a strong plus
